When most people think of the “busy” season for real estate, they picture spring and summer—and it’s true, those months see the highest number of transactions. But in Central Florida, fall may be one of the most strategic times for buyers to make their move.

If you’ve been holding off or watching from the sidelines, here’s why  this coming fall (Q4 of 2025)  could be the window of opportunity you’ve been waiting for.


๐Ÿ 1. More Inventory, Less Competition

 

By late summer, many of the more casual buyers have wrapped up their home search—especially those trying to move before the school year. That creates a unique moment when inventory remains high, but competition begins to cool off.

 

 

In May, ORRA reported the highest inventory levels since 2011. If that trend continues into fall, buyers will have more to choose from with less pressure to rush into bidding wars.

 


๐Ÿงพ 2. Builders Want to Close by Year-End

 

If you’re considering new construction, fall can be one of the best times to buy. Many builders are looking to  close out inventory and hit sales goals before the end of Q4, which means:

 

  • Better closing cost incentives

  • Interest rate buydown programs

  • Free upgrades on quick move-in homes

 

It’s a great time to get more house for your money if you’re flexible on floor plans and timing.

 


๐Ÿ’ต 3. More Room to Negotiate on Resale Homes

 

Homeowners who list in the fall often have a reason — a job relocation, downsizing before the holidays, or prepping to move by year’s end. That urgency can work in your favor. Sellers tend to be more realistic with pricing and may be open to concessions like:

 

  • Covering part of your closing costs

  • Offering credits for updates

  • Being flexible on move-in timelines


๐Ÿฆ 4. Mortgage Rates May Settle (or Dip Slightly)

 

While rates have hovered around 6.5–6.8%, some economists expect a slight dip later this year—especially if inflation trends hold and the Fed remains neutral. Even a  small rate drop  can mean big savings over the life of your loan, and locking in before the next rate hike is always smart.

Let’s be honest—no one wants to unpack boxes during Thanksgiving dinner. Buying in the fall allows you to close and get settled before the end-of-year chaos, especially if you’re relocating, starting a new job, or prepping for family to visit.

The June 2025 real estate data is in for the Greater Orlando area, and the story this month is one of seasonal slowdown, steady pricing, and cautious buyers. While inventory remains strong and mortgage rates have edged down slightly, buyer activity and new listings both saw notable drops.
