🏡 Orlando Housing Market Update – May 2025

As we move into the summer season, the Orlando housing market in May 2025  showed signs of continued growth, increased inventory, and greater opportunities for buyers. According to the  Orlando Regional REALTOR® Association (ORRA) , this is the  highest inventory level since January 2011 — giving homebuyers more choices than they’ve had in over a decade.

Here’s a breakdown of what happened and what it means for buyers and sellers across Central Florida, especially in growing areas like  Davenport, Winter Garden, and Lake Nona .


📊 Key Market Stats – May 2025 (ORRA)

  • Median Home Price:  $390,000
    (Up 1.3% from May 2024)

  • Average Home Price:  $495,763
    (Up 2.8% year-over-year)

  • Closed Sales:  2,551
    (Down 12.3% from May 2024, but up from April)

  • New Listings:  4,208
    (Down 6.6% from April)

  • Total Inventory:  13,957
    (Up 35.7% from May 2024)

  • Pending Sales:  4,238
    (Down 1.4% from last year)

  • Average Days on Market:  68

  • Average Mortgage Rate:  6.78%

  • Months of Supply:  5.47 months
    (Up significantly from 3.53 months last year)


📈 What This Means for Buyers

Buyers are finally seeing more options and more time to decide.  With the supply of homes growing and average time on market increasing slightly, this is one of the best windows we’ve had in years for buyers to explore communities and make competitive —but not rushed — offers.

Even though interest rates edged up to 6.78%, they remain in a fairly stable range, and motivated buyers are adjusting.  New construction remains a strong option, particularly in places like Davenport and St. Cloud where builders are still offering move-in-ready homes and incentives.


💰 What This Means for Sellers

Inventory is growing, but so is buyer scrutiny. Homes are no longer flying off the market in days. If you're planning to sell, pricing strategy and presentation are absolutely critical.  Homes in good condition and priced competitively are still moving, but bidding wars are less common unless a home stands out.
